FAQs
How much does property management cost?
We charge minimal set-up fees when you hire us as your property managers. With a few different plans and options, speaking to one of our property managers is the best way to find out the exact cost for your property. Most agree, our prices are fair, yet our service excels!
What type of services do you include in your property management plan?
We offer all the necessary property management services in our standard plan. This includes the day-to-day operations of including inspection, maintenance, tenant screening, marketing, rent collection, and more.
Do you charge monthly fees?
We charge a fee to manage your property every month. The contract you sign with us will specify how this fee is calculated and what services it includes.
Are rental property owners required to use J&P to do the repairs?
Absolutely not. We provide this service to help the homeowner in which we guarantee excellent work and fair prices. Of course if the owner has a specific vendor or repair person they prefer, we are happy to use them.
What will a property owner need to assist with?
Nothing. After you hire us to manage your property we will handle anything and everything regarding your property. You are able to sit back and have a piece of mind knowing your investment is being well taken care of. We can keep you in the loop as much or little as you prefer.
How are repairs paid?
Most of the time, we pay for the repairs up front, and then deducted it from the following month’s owner proceeds. However you are also welcome to pay through our online owners portal via ACH bank transfer, credit card, or mail a check.
Do you handle short-term rentals?
Unfortunately, we currently only deal with long-term rentals. Short term rentals take a great deal of advertising and work at turn over, which we are not set up for at this time. Our goal of providing exceptional service would not be met if we entered the short-term market as of now.
What is the shortest amount of time you will lease a property?
We prefer at least 12 months, but have made some exceptions for as short as 4 months.

We advertise on close to 40 sites like Zillow, Trulia, Realitor.com, Hot pads, Craigslist, Facebook, Redfin, Yahoo homes, AOL Real Estate, LiveLovely, Cozy, Doorstep, MSN, Frontdoor, BackPage, ByOwnerMLS, RentMatch, Zumper, Rental Beast, Dwellsy, Oodle, Walkscore, Zumper, MapLiv, Apartments.com, Apartment finder, Apartment list, Buildium, and of course our website just to name a few of the more known platforms.
