Absolutely not. We provide this service to help the homeowner from the shopping around and being scammed. If they have a specific vendor or repair person they prefer to use, we are happy to get them access to the building.

Yes, We are a fully licensed and insured property management company and have licenses to do any/all repairs required. We also carry workers comp insurance for our employees.

If it is one of J&P employees, then we are insured as well as have workers comp to cover them. If its one of the few vendors J&P uses, then they too are required to be licensed, insured, with workers comp and provide that documentation prior to working beginning.

Nothing. After you hire us to manage your property we will handle anything and everything regarding your property. You are able to sit back and have a piece of mind knowing your investment is being well taken care of. We can keep you in the loop as much or little as you prefer.

When the job is complete, we will send you the invoice. You can pay it directly with cash, check, or credit card. The option of having it deducted from the next month’s owner proceeds is also an option.

Unfortunately, we only deal with long-term rentals at this time. Short term rentals take a great deal advertising that we are not set up for. Our goal of providing exceptional service would not be met if we entered the short-term market as of now, however, we can assist with referring a few good companies to handle that.

We prefer 1 year, but have made some exceptions as short as 4 months.
